Extra Space owns thousands of these facilities yet trades at 148 dollars against a fair value nearer 108, a 27 percent premium that leaves little room for the modest 4 percent revenue growth and 7 percent return on equity on show. The narrow moat and 31 times forward earnings do not justify the stretch when the ethical screen already flags excessive debt.
