Picture a regional lender taking deposits from local businesses and turning them into loans for developers and professionals. The numbers look tidy on paper, with a 48% profit margin, 17% return on equity and a forward multiple of 9.6 times. Yet none of that matters once the ethical screen flags the sector outright.
