Government Rents Sound Safe But Valuation Does Not

Picture a landlord collecting rent from the same tenant every quarter for decades. Easterly Government Properties does exactly that with Class A offices leased to US agencies. The setup feels durable yet the market prices the shares at 98 times forward earnings while revenue grows 16 percent and profit margins sit at just 3 percent. That mismatch leaves no margin of safety at the current level.

We pass for two straightforward reasons. First the shares trade well above our fair value of 14 dollars against a 25 dollar price, producing a 45 percent negative margin of safety.
